Work will soon be underway on a new mixed-use project in the North Loop.
Demolition work has begun at 310 N 2nd Street, preparing the way for a new, seven-story mixed-use project to be constructed that will include ground floor retail space and market-rate apartments.
When complete, the project will be home to 60 market-rate apartments, 1,500 square feet of ground floor commercial space and three underground levels of parking with space for 107 vehicles. Units within the building be located on floors 2-6 and will include studio, one-bedroom, one-bedroom plus den and two-bedroom layouts.
Residents of the building will have access to a ground floor lobby, fitness center, bike storage and dog washroom and a 2,000 square foot rooftop amenity space with an outdoor deck that features views of the skyline.
Designed by Tushie Montgomery Architects, the building will be clad in brick and metal paneling and will feature recessed balconies along 2nd Street N and projecting balconies elsewhere on the façade. 10 feet of space will separate the new building from the existing Hillman and Porter buildings next door (home to Lululemon, Madewell, Stillheart and Fairgrounds). That space will be used as a seating area for the retail space, a pedestrian walkway and a dog run.
An interesting fact about this project is that work needed to begin on 310 N 2nd Street before work can begin on a neighboring mixed-use project at 110 3rd Avenue N. The reason why? The two projects share the same, narrow, alleyway that will be utilized for construction. You can find out more about the 110 3rd Avenue N proposal here.
Work on 310 N 2nd Street is anticipated to be complete in Summer 2022.
