MIXED-USE PROJECT PROPOSED FOR CARAG NEIGHBORHOOD


A new mixed-use project is planned along Hennepin Avenue in the CARAG neighborhood.

Developer Lander Group and Hegenes Properties Inc. are planning to construct the project on what today is two residential and four commercial lots spanning between 3501 and 3525 Hennepin Avenue.

A new five story residential building with 74 units would be constructed while a two-story, 11,000 square foot historic commercial building located on the corner of Hennepin Avenue and W 35th Street would be retained and renovated for commercial use.

The new residential building would be β€œE” shaped and include two small courtyards. Units within the building would range in size and include alcove, one-bedroom, one-bedroom + den, two-bedroom and two-bedroom + den layouts. Six two-bedroom units located along Hennepin Avenue and one along W 35th Street would feature their own private entrances. Two penthouse units would be located on the fifth floor, both of which would be 2,600 square feet or larger and feature their own private terraces.


Amenities within the project would include two landscaped courtyards, a ground floor clubroom, a fifth-floor outdoor terrace, along with 92 parking spaces that would be located on one underground level.

Designed by ESG Architecture & Design, the new building would be clad in brick and stucco with wood accents. The façade of the building would step from three stories to five stories along both Hennepin Avenue and W 35th Street allowing for a gentler transition in regard to the surrounding building heights.

Plans for 3501 Hennepin Avenue will go before the Minneapolis Planning Commission Committee of the Whole for feedback on Thursday, December 12th at 4:30pm.
