A large commercial office building located along Rice Lake Road will so go through a $16 million renovation.

Titanium Partners will convert nearly 77,000 square feet of space on the first floor of the building into a “destination medical center.” The new center will be devoted to neurosurgery, dermatology and physical therapy offices.

The 159,000 square foot, two-story, Class A building was constructed in 2000. Each floor of the building comes in at around 77,000 square feet and there are 1,250 parking spaces surrounding the building on a surface parking lot. As a part of the project, long time tenant UnitedHealth Group will move 600 of their employees to the second floor of the building.

Half of the destination medical center space has already been leased to Dermatology Duluth, Northern Neurosurgery & Spine, and an unnamed, local physical therapy practice. This will be Northern Neurosurgery & Spine’s first Duluth location which they anticipate will employ 50 full-time positions when it opens.

A number of updates will be made to the building as a part of the project. The exterior will be updated with a new, modern façade featuring stonework and additional lighting. Inside, new walls and hallways will be created, a new HVAC system installed, and a designated medical center entrance will be added. The parking lot will be also reconfigured allowing for more trees to be added. In addition, updates will also be made to the nearby intersection in order to help with the flow of traffic.

Work on 4316 Rice Lake Road is anticipated to begin next June and be complete in late 2021.
