225 UNIT RESIDENTIAL PROJECT TO BEGIN CONSTRUCTION IN THE FALL


An 11-story residential project near Gold Medal Park has officially been approved, setting the stage for construction to begin.

Located at 200 12th Avenue S, the project will include an 11-story u-shaped building that will feature 225 residential units along with 215 parking spaces that will be located on two-underground and two above-grade levels.

Plans for the project have slightly changed since we last posted about it earlier this year.

Changes that have been made include the addition of another floor, 23 residential units and a pet relief area on the south side of the building. The west elevation of the building that features the above grade parking garage also has been redesigned to include landscaping and additional visual interest.


The building’s main floor will feature a two-story lobby, two leasing offices, a conference room, mailroom, workroom, fitness center, hobby room and restrooms. The ground floor will also include three walkup units located along 2nd Street S. All the spaces mentioned will wrap around the indoor, above-grade parking garage.

The second floor of the building will feature more residential units and another indoor level of parking. Floor three will include residential units and a large clubroom that will lead to an outdoor terrace complete with swimming pool and hot tub. Levels four through ten will include more residential units while level 11 will feature larger penthouse styled units. Also located on the 11th floor will be an amenity space with a large outdoor terrace facing Gold Medal Park.

The building’s exterior will be clad in metal paneling, aluminum wood-look siding and architectural precast concrete. The building itself will be constructed out of post tension concrete.

Reuter Walton Development is the developer behind 200 12th Avenue S and ESG Architecture & Design is responsible for the design of the project.

Construction on 200 12th Avenue S will begin later this fall with an anticipated completion date in mid 2022.
