A new residential project will be constructed just steps from Minnehaha Regional Park and of course, the gorgeous and stunning Minnehaha Falls.
Located at 4737 Minnehaha Avenue, Portico At The Falls will stand four stories tall and include 26 condominium units once complete. Thatβs right, you read that correctly, Minneapolis is finally about to get some more condos.
The site will encompass what today is two sites located at 4721 and 4737 Minnehaha Avenue with one site currently being home to a vacant auto repair business and the other a duplex.
Porticoβs residential units will feature 10 flexible floorplans that include one bedroom, one bedroom + den, two bedroom and two bedroom + den units. Five walk-up units will be included within the project with four being located along Minnehaha Avenue and one being located off of Nawahada Avenue. On the top floor of the building there will be three, two-bedroom plus den penthouse units, each featuring their own private rooftop patio. Units within Portico will be priced between $250,000 and $950,000+.
Within the building, one underground level of parking accessed via a ramp off of the alley located behind the building will include 27 parking stalls. Each condominium unit within Portico will receive one parking stall with the option to add additional parking stalls via a car lift system. Bicycle storage space will also be provided within and outdoors the building.
LHB Group is responsible for the design of Portico. When designing the building it was important to take into account that the site is located upon a transition zone from a busy intersection to single family homes. Therefore, Portico will stand four stories tall on the corner of Minnehaha Avenue and Nawadaha with the façade stepping back as it heads along Minnehaha to give the appearance that the building is only three stories tall.
The exterior of Portico will be clad in brick, metal paneling, stucco and fiber substrate lap siding. Low limestone walls, concrete walkways and high-quality landscaping will help to create a seamless connection to the Minnehaha Regional Park next door.
Portico is being co-developed by the Lander Group and Minneapolis-based Assembly with interiors have been designed by Martha Dayton Design.
