Nearly 250 apartments are in the works for a site at the busy intersection of Lyndale and Franklin Avenues.
Lennar Multifamily Communities is planning an eight-story mixed-use building for a site located at 1936 Lyndale Avenue S. The site is currently home to a two-story commercial building that houses Vision Loss Resources, a single-story industrial building and a surface parking lot.
Plans for the 1936 Lyndale include 241 market-rate apartments along with 10,000 square feet of ground floor commercial space. 287 indoor parking spaces would be located within the building on two levels. 26 of those parking spaces would be located within a separate indoor garage at the corner of Lyndale and Franklin (accessed off of Franklin) and be designated for use by the retail tenants.
Units within the building would include studio, alcove, one-bedroom, one-bedroom + den and two-bedroom layouts. However, the final assortment of unit types could change before the project goes for its final approvals later this Fall.
Amenities within the development would be located on the street level along with the second and eighth floors. The street level would include a small lobby, pet spa and a large bike storage room. The second floor, which actually would align with the street level of Aldrich Avenue, would include the main lobby, a clubroom, fitness center and a group fitness center. There also would be an outdoor amenity deck with a pool, grilling stations and lounge space. On the 8th floor of the building there would be another amenity lounge with a large outdoor amenity deck that would have views of the Downtown Minneapolis skyline.
ESG Architecture & Design is the architecture firm that is responsible for 1936 Lyndale. The design of the building features two discrete volumes the connect midway through the site. Each volume would be clad in a βsingle primary materialβ according to the documents filed with the city. The L-shaped building, which would be located along Lyndale and Franklin, would be clad in a dark grey brick, fiber cement panel, metal and copper cladding while the C-shaped building tucked towards the back of the site along Aldrich Avenue would be clad in a light stucco.
Developer LMC is no stranger to the Twin Cities market. They currently have constructed three projects within the market that include NordHaus in Minneapolis, Indigo in Bloomington and Onyx in Edina. Work is also underway on another project of theirs called βOdinβ, which will be a new mixed-use building located directly next door to NordHaus in Minneapolis. The project once complete in Fall 2020 will include 335 market-rate apartments and 8,000 square feet of ground floor retail space.
Plans for 1936 Lyndale Avenue S will head to the Minneapolis Planning Commission Committee of the Whole for feedback this Thursday, October 24th, at 4:30pm.
