CA Ventures has decided to go with a shorter building than originally envisioned for a site within Dinkytown.
Located at 407 15th Street SE, the project is proposed to be constructed on a site that today is home to four different sites at the corner of 15th Avenue SE and 4th Street SE (yes, one of those sites is home to McDonaldโs). In August, CA Ventures presented two massing studies to the city showing what a potential building could look like in size, one of which was 25 stories in height. Since then, CA Ventures has further defined their plans for project, in the end deciding that a 10-story building would be adequate. The lower building height also means that a comprehensive plan amendment will not be needed.
Designed by ESG Architecture & Design, the ten-story building would cover 510,000 square feet of space. In total there would be 300 apartments that are expected to be aimed at students, 23,000 square feet of ground floor commercial space and 211 parking stalls on two levels of underground parking. And College Students, donโt you worry, renderings show that some of that retail space is planned to house a new McDonaldโs restaurant.
Multiple enhancements are proposed as a part of the project. Those enhancements include โupgraded transit shelters, pedestrian upgrades, bicycle amenities, public areas, potentially affordable housing, reduced rate commercial spaces, and district parkingโ according to documents filed with the city.
Plans for 407 15th Avenue SE will be presented to the Minneapolis Planning Commission Committee of the Whole for feedback this Thursday, November 7th, at 4:30pm. Construction on the project could begin as soon as next spring.
