Construction is officially underway on a 12-story residential project near Gold Medal Park.

Demolition work of an existing one-story commercial building finished up last week at the site which is located at 200 12th Avenue S. The new building that will be constructed in its place will include 225 apartments along with 215 parking spaces that will be located on two-underground and two above-grade levels.

Layouts within the building will vary and include one and two-bedroom floorplans with unit sizes ranging from 540 to 1,600 square feet. 18 of the 225 units within the building will be available for individuals earning 60% or less of the area median income (AMI).

The 215 parking spaces included within the project will be located on two floors of underground parking and two floors of above grade parking. Access to the parking areas will be provided via 12th Avenue S.

The building’s ground floor will include a two-story lobby, two leasing offices, a conference room, mailroom, workroom, fitness center, hobby room, restrooms and indoor parking. The ground floor will also include three walkup units located along 2nd Street S. In addition, an outdoor pet relief area will be located on the ground floor at the back side of the building.

The second floor of the building will feature more residential units and another indoor level of indoor parking. Floor three will include residential units and a large clubroom that will lead to an outdoor terrace complete with swimming pool and hot tub. Levels four through ten will include more residential units while level 12 will feature larger penthouse styled units. Also located on the 12th floor will be an indoor amenity space with a large outdoor terrace facing Gold Medal Park.

Designed by ESG Architecture & Design, the building’s exterior will be clad in metal paneling, aluminum wood-look siding, architectural precast concrete and glazing.

Reuter Walton Development is the developer behind 200 12th Avenue S and Frana Companies is the General Contractor constructing the project.

Construction on 200 12th Avenue S is anticipated to be complete in mid-2022.
