VACANT KINGFIELD SITE TO BE REDEVELOPED

A site that has sat vacant for nearly thirty years in the Kingfield neighborhood is finally being developed.

A new five-story mixed-use building will be constructed on the site which is located at the corner of 36^th Street and Nicollet Avenue. When complete, the new building will be home to residential and commercial space along with indoor parking.

The site that the project is being constructed on was previously home to a gas station that was demolished in 1991. In the past, two other developers have had plans to construct buildings on the site (the most recent being proposed in 2017) that never materialized.

Plans for the new building include 52 apartments, 2,729 square feet of commercial space along with 18 indoor parking spaces that will be located on the ground level of the building. 29 bike parking spaces will also be located on the same floor.

Floors two through five of the building will be home to residential units that will range in size and feature alcove, studio, one and two-bedroom layouts. Residents of the building will have access to a large lobby, mailroom, and bike lounge, all of which will be located on the ground floor.

At least 8% of the units within the building will be designated as affordable housing for individuals earning 60% of the AMI (area median income).

Valerian, LLC is the developer behind the project which was designed by Minneapolis-based DJR Architecture. Civil Site Group completed civil engineering and landscape design work on the project. The exterior of the new building will be clad in brick, metal siding and fiber-cement siding.

Work on 3601 Nicollet Avenue is anticipated to be complete in late summer 2022.
