RESIDENTIAL PROJECT PROPOSED FOR 50TH AND FRANCE SITE

Another residential project is in the works for the 50^th and France area.

Zavi Development is looking to construct a new building on two parcels of land located at 5121 and 5129 France Avenue S in the Fulton neighborhood. The two sites are currently home to single-family residences that would be demolished to make way for the new project to be constructed. The new building would rise four-stories tall and would include 35-40 mixed-income apartments and one underground parking level with 35-45 parking spaces.

Units within the building would range size from 644 to 1,444 square feet and would feature one-bedroom, one-bedroom plus den, and two-bedroom layouts. Amenity spaces within the building would be limited to a 1,961 square foot space on the ground floor that would include a lobby and undisclosed amenities. In addition, there would be an outdoor entry patio at the front of the building and at the back of the building there would also be an outdoor pet run.

Designed by Tushie Montgomery Architects, the new building would be clad in brick, fiber cement lap siding, metal paneling and glass. Enclosed with the submittal documents, three color options for the exterior façade are also being proposed for feedback. The building has been designed to feature a highly articulated exterior design that helps reduce the total massing of the building. All units on the ground floor would include private exterior entries while many of the units on the upper floors would have access to a private outdoor patio or balcony.

Zavi Development’s proposal isn’t the only new project in the works for the neighborhood. Just a few blocks away a five-story mixed-use project by JMS Custom Homes has been proposed and even closer, Terte Rouge is planning an ambitious mixed-use project called “The Terraces.” When complete in late 2023, The Terraces will include for-purchase condominium units, ground floor retail space and indoor parking.

Plans for 5121/5129 France Avenue will go before the Minneapolis Planning Commission Committee of the Whole for feedback this Thursday, January 27^th at 4:30pm.
