Small is in and that means more micro apartments are coming to Minneapolis.

As preparations are made for work to begin on the new Theater Marquee Apartment project at the corner of Lyndale Avenue and Franklin Avenue, another new residential project has been proposed across the street.

CPM Cos is planning a 5 story residential building with 75 units at 209 Lyndale Avenue S, a site that sits directly next to Mortimer's Bar. The project would feature "micro" apartment units that would range from 363 to 482 square feet in size.

These "micro units" are a growing trend in Minneapolis as they allow renters to rent smaller units that are more affordable, allowing for a greater number of residents from different incomes to be able to live in these new residential projects sprouting up all across the city.

The new residential building would feature 32 parking spaces with 28 of those being interior spaces on the first floor of the building. Also on the first floor would be a fitness center for the building's residents along with a lounge. Each floor would contain 15 residential units with the units almost evenly being split between studios and one bedrooms.The exterior of the project will be clad in aluminum metal siding and fiber cement siding with tones of whites and grays being used.

Set to go before the City of Minneapolis Planning Commission this week, construction could begin a soon as this Spring with a completion likely in Spring 2018.
