NE LOWRY AVENUE MIXED-USE PROJECT SEEKING GREEN LIGHT

Plans have changed slightly for a proposed project within the Marshall Terrace neighborhood.

Perkins Levin Development is now planning a seven-story, mixed-use building on a site located at 125 NE Lowry Avenue. The updated designs for the building compared to those proposed in the fall include an additional level of space along with 19 more residential units, six more parking spaces, and the addition of maker’s space.

The new building would include 209 apartments, 1,600 square feet of makers space, 155 parking spaces and 109 bike storage spaces. Two existing commercial buildings on the site would be demolished in order to make way for the new building.

Residential units would be located on floors three through seven and would include studio, alcove, one-bedroom, one-bedroom plus den and two-bedroom layouts.

Residents would have access to amenity spaces located on the ground floor, second, third and seventh floors of the building. Amenities on the ground floor would include a large lobby, a fitness center with an adjacent sport court, a co-working space, bike lounge and a pet spa. On the second floor of the building there would also be an indoor entertainment suite along with an outdoor amenity deck with a pool, spa, grilling stations, fire pits and multiple lounge areas. The seventh floor would include another indoor entertainment suite with access to a large outdoor patio facing the Downtown skyline.

Parking would be located on the ground level and second floor of the building and would be accessed via NE 2ND Street.

The exterior of the new building would be clad in a mix of brick, metal panel, and cement panel. The street level portion of the building also would include multiple areas where commissioned local street art by local artists would be featured. The new building was designed by Doran Architects, LLC and would be constructed by Doran Construction Company.

Plans for 125 NE Lowry Avenue will go before the Minneapolis Planning Commission for approval next Monday, March 22nd at 4:30pm.
