More development is in the works for the Harrison neighborhood.

A new four-story residential building is planned for 244 Girard Avenue N, a site located directly south of a commercial building that houses two local creative agencies, Knock Inc. and Treat and Company.

The new building would stand four stories tall and include 95 market-rate apartments and 80 parking stalls. The parking stalls would be split with 46 being located on one underground level and another 34 being located at ground level.

In total, the project would encompass what is today nine residential sites, five of which contain rental homes. Chicago-based Randolph Street Realty Capital, the developer behind the project, would pay for the relocation costs along with three months of rent to each of the five residential properties that would need to be vacated.

Designed by Collage Architects, the new β€œL” shaped building will include studio, one-bedroom and two-bedroom layouts. Amenities within the project would include a bike lounge, a maker space/gallery, a fitness center and yoga studio, along with a large lobby with ample lounge space and a two-sided fireplace. Last but not least, there will also be a fourth-floor commons room with a large outdoor patio.

244 Girard is just the latest development to be announced in the Harrison neighborhood, an area that we expect to thrive within the coming years. Why? Not only is it close to Downtown Minneapolis, but there are also two light rail stations in the works that will flank both sides of the neighborhood. The first, part of the Green Line extension, is anticipated to open in 2023.

Work on 244 Girard Avenue is anticipated to begin in spring 2020. The project is expected to be complete in Fall 2021.
