APARTMENTS AND TOWNHOMES PLANNED ALONG WEST BROADWAY


Two vacant sites along West Broadway Avenue are set to be redeveloped into housing.

Minneapolis-based Sherman Associates is planning a large apartment building and four smaller buildings that will include townhomes. In total, the project will bring 92 new residential units to the Jordan neighborhood.


APARTMENT BUILDING

Located at the Northeast intersection of West Broadway Avenue and Ilion Avenue N, the apartment building will stand four stories tall and include 72 apartments. 89 parking spaces will be located on one underground level, one at-grade level and a small surface parking lot.

Units within the building will range in size from 795 square feet to 1,417 square feet. 40% of the units within the building will be two-bedroom layouts, 39% will be three-bedroom layouts and 21% will be one-bedroom layouts. 80% of the units within the building will be designated as affordable housing.

Amenities within the project will include an outdoor playground and a community patio along with a fitness room and club room that will be located on the ground floor.


Parking within the building will be split up between three levels. Two underground levels will include 59 parking spaces, one at grade level will include 30 parking spaces and nine parking spaces will be located at the back of the building. Access to the underground parking will be provided by two new roadways flanking each side of the building that will connect W Broadway Avenue to an existing alleyway.

Designed by Kaas Wilson Architects, the buildingโ€™s footprint will follow the curvature of West Broadway. The exterior of the building will be clad in brick, fiber cement shiplap and fiber cement paneling.

TOWNHOMES


Located next door to the apartment building will be four smaller buildings that each will include five, two-story townhomes for a grand total of 20 units.

Each unit will cover 1,756 square feet of space and include three bedrooms and a private, indoor parking space. While each unit will have access to private parking there will also be 21 surface parking spaces and space for 20 bikes located in the middle of the site.


While the townhome buildings do not include any amenities, an adjacent lot next to the site will be utilized as a community garden. Kaas Wilson Architects has also designed the townhomes which will be clad in brick, glass, fiber cement, CMU and fiber cement paneling.

Plans for both projects were approved by the Minneapolis Planning Commission earlier this month. Work on both projects is anticipated to begin early next year.
