11-STORY RESIDENTIAL BUILDING PLANNED NEAR GOLD MEDAL PARK


A site located just off of Washington Avenue is set to be redeveloped into apartments.

Located at 200 12th Avenue just a few hundred feet from the corner of 2nd Street S and 12th Avenue S, the new residential building would stand 11 stories tall and include 207 market-rate apartments and 223 parking spaces.

The site, which is situated behind the Minnesota Tech Center, is currently home to a commercial building and a small surface parking lot.

The new building would feature a number of different sized residential units including alcove, one-bedroom, one-bedroom plus den, and two-bedroom layouts. The units just mentioned would be located on levels one through 10 while level 11 would include penthouse units ranging in size from 850 square feet to 1,650 square feet.

Amenities within the project would include a large, glass clad two-story lobby on the corner of 2nd Street and 12th Avenue. The ground floor would be home to three walkup one-bedroom apartments, a fitness center and a hobby room. Level three would feature a large indoor clubroom and an outdoor terrace that would include a number of lounge spaces, a hot tub and a swimming pool. On level 11 there would be another clubroom that would lead to a large outdoor terrace that would provide stunning views of Gold Medal Park and the Stone Arch Bridge.

When it comes to the design of the building close attention was paid to the neighboring structures, in particular the heights of those buildings. The 2040 plan recommends projects constructed on the site be between six to 30 stories tall while currently most of the existing buildings fronting Gold Medal Park range in height from 9 to 12 stories.

200 12th Avenue would be developed by Reuter Walton Development and was designed by ESG Architecture & Design.

Plans for the project will be presented to the Minneapolis Planning Commission Committee of the Whole next Thursday, February 13th at 4:30pm.
