A vacant plot of land in the Kingfield neighborhood near the intersection of E 37th St and Nicollet Avenue will soon be developed into a residential building.

Heirloom Properties, LLC plans to construct a three-story residential building tentatively named "The Sundial Apartments" on a site located at 15 W 37th Street. The site was previously owned by Beacon Interfaith Housing Collaborative which developed the adjacent Nicollet Square.

The project will include 12 apartment units and six bicycle storage spaces, no vehicle parking spaces are planned due to the ample on-street parking surrounding the site. Units within the building will include studio, one-bedroom, and two-bedroom layouts. Two units that will be located on the ground floor will feature live-work spaces with one of those units featuring a large, five-bedroom layout.

Designed by Fabrick Design, the building will have a somewhat historic look to it and will be clad almost entirely in masonry with a few areas of metal siding on the upper floors. Two green initiatives that the building will feature include solar photovoltaic film that will be located on the back faรงade of the building along with solar panels that will be positioned on the rooftop.

Plans for 15 W 37th Street were approved by the Minneapolis Planning Commission in November. Work on the project is anticipated to begin in spring 2021.
