RESIDENTIAL TOWERS PLANNED NEXT TO ALLIANZ FIELD

A mixed-use project that would include two residential towers is the works for a site directly next door to Allianz Field.

Developer Bill McGuire, the man who actually owns the Minnesota United team, has filed plans for a mixed-use project dubbed β€œUnited Village at Midway.” The project would be constructed on a site just north of the stadium that previously was home to Big Top Liquors.

In total, the development would include 234 apartments, 35,000 square feet of retail space and an additional 30,000 square feet of co-working space. The two residential towers would stand 17-stories and 12-stories tall and would sit atop the commercial space and a parking podium.


At the moment the St. Paul Port Authority is working on an application for grants worth $1 million that would be used to clean up the site. The project still would need to go before the city for approval, however work could begin as soon as 2021.

The project would be the first part of an ambitious plan to turn the area directly surrounding Allianz Field that today is largely surface parking lots into a thriving urban neighborhood.

United Village at Midway may be the first project within the University and Snelling Avenue boundary surrounding the stadium, however a number of other projects are already in the works outside of that boundary.

Just to the west of the stadium at 457 Snelling Avenue N work is currently underway on Corbey, a six-story mixed-use project that will include 120 affordable and market-rate apartments along with 5,700 square feet of ground floor commercial space. Next door to Corbey, The Pitch, another mixed-use building that is planned at 427 Snelling Avenue N, would include 158 residential units and 13,000 square feet of ground floor commercial space. That project is anticipated to break ground later this year.

These projects are the first signs that we are beginning to see of the effects that the stadium is having on development surrounding the area. Over the next few years we expect to see a number of other proposals come forward for sites directly surrounding the stadium. At the same time, a number of other proposals are in the works for sites stretching down University Avenue both east and west of Allianz Field.
