RESIDENTIAL CLUSTER DEVELOPMENT PLANNED IN HOLLAND NEIGHBORHOOD image

A new cluster development has been proposed for a site at the corner of 22nd Avenue NE and Washington Street NE in the Holland neighborhood.

Located at 636 22nd Avenue NE, the project would replace an existing residential building with two, two-story residential buildings that would be home to a total of 10 units.

The larger of the two buildings would face Washington Avenue NE and would include six residential units while a smaller building would face 22nd Avenue NE and would include four. Each unit would have two above ground levels and one basement level and would range in size featuring two, three and four-bedroom layouts. 10 parking spaces would be located behind the two buildings on a surface parking lot with access being provided via Washington Street NE.

Developed by Roost Real Estate and designed by D/O Architects, the buildings would have a modern design with large balconies facing the street. Each unit would have a dedicated semi-private outdoor space while there would also be a shared outdoor space located between the two buildings. The exterior of the buildings would be clad in a mix of materials including vertical shou sugi ban wood (treated wood that is a dark, charcoal color), light wood, metal paneling and fiber cement board. At the corner of the site where the two streets intersect there is also space planned for an art installation.

Plans for 636 22nd Avenue NE will go before the Minneapolis Planning Commission for approval this Monday, January 11th.
