NORTH LOOP PROJECT SWITCHES FROM CONDOS TO APARTMENTS

Plans have changed for a site that was set to become home to Minneapolis’ first mass-timber residences.

TMBR, a mixed-use project that was planned for 100 3rd Avenue N in the North Loop has now unfortunately been cancelled. The 10-story building was set to be constructed out of mass timber and would have included retail space on the ground floor and 59 luxury condos on the floors above. The entire project was expected to cost $65 million with construction originally intended to begin this spring.

The cancellation of TMBR doesn’t mean that Developer Todd Simning doesn’t have other plans in the works for the site.

Plans are currently being worked on for a seven-story building that would include retail space and 107 apartments on the floors above. The building is being designed by Tushie Montgomery Architects and would be built with two floors of concrete and five floors of wooden construction. The total project is anticipated to cost around $35 million. DRG, which was also responsible for the sales of units within TMBR, will handle the leasing of the apartments within the new building.

The project will need amendments made to the approvals already given by the city. Plans for 100 3rd Avenue N are anticipated to go before the Minneapolis Planning Commission for approval later this year.
