NEW PLANS REVEALED FOR NORTH LOOP SITE


A mixed-use project is planned for a surface parking lot located at 110 3rd Avenue N in the North Loop neighborhood.

Developer Todd Simning is currently planning a seven-story building on the site where he previously was planning TMBR, a ten-story mixed-use building that would have included 66 condo units, 4,300 square feet of commercial space and 90 indoor parking spaces. Updated plans for the site include a very similar building in both its exterior architecture and overall footprint.

What has changed is that the project would be three stories shorter and instead of condos, it would feature 107 market-rate apartments, 5,562 square feet of ground floor commercial space, and 78 parking spaces. 71 parking spaces would be located on two underground levels while another seven would be located at grade. Access to parking would be provided via an existing alley.

Units within the building would range in size and include studio, junior one-bedroom, one-bedroom, one-bedroom plus den and two-bedroom layouts. Amenities within the project would include a large lobby, fitness center, outdoor dog run, a seventh-floor clubroom and a rooftop deck with views of the Downtown skyline.


Designed by Tushie Montgomery Architects, the building would be clad in brick, glass and metal panel. The goal of the façade is to blend in with the historic structures surrounding the building. The building would not be constructed with mass timber as originally planned but instead would be constructed with post tension concrete on the first two floors while the upper five floors would be constructed with wood.

Being the footprint of the building has largely stayed the same, the developer will only need to amend the original plans that were approved by the Minneapolis Planning Commission on August 19, 2019. The following applications would need to be made:

  1. An amendment to the previously approved site plan review - the building will be lower in height than the B4N District allowance of 10 stories and 140 feet; there is no maximum floor area ratio allowance in this zoning district.

  2. Variance to reduce the width of a two-way drive aisle for the proposed parking spaces on the first floor.

  3. Vacation to right of way to clean up legal description. Additional applications may be required, depending on the plans

Plans 110 3rd Avenue N will go before the Minneapolis Planning Commission Committee of the Whole for feedback Thursday, July 9th, at 4:30pm.
