More details have been revealed on a mixed-use proposal that is planned for the heart of Dinkytown.
Located at 1309 4th Street SE, the project would replace two commercial buildings and a surface parking lot. Developer North Bay Companies is planning to build a seven-story building on the site that would include 2,665 square feet of commercial space, 81 apartments (with a total of 234 bedrooms) and 72, indoor parking spaces.
The building would displace longtime tenant Hideway along with Chatime. One of the business' is already in negotiations to lease the entire commercial space on the ground floor of the new building.
Units within the building would be geared towards students attending the University of Minnesota. Apartments would include one-bedroom, two-bedroom, three-bedroom and four-bedroom layouts ranging in size from 540 square feet to 1,200 square feet.
Amenities within the building would include two large clubrooms, a fitness center, tanning room, sauna and an outdoor amenity deck on the second floor. The outdoor amenity deck would include fire pits, multiple seating areas, a projection screen, a bar and grill area, a large turf area and a hot tub.
Two levels of indoor parking would be home to 72 spaces for vehicles which would also include 5 vehicle charging spaces. Residents without a car would be given a “No Car Incentive.” In addition, bike parking would be provided for each unit within the building for a total of 234 spaces. Designated scooter parking for 12 scooters would also be provided on the first floor of the building. Last but not least, the building would also include a designated, app-based transit screen promoting local transit options.
A number of sustainable initiatives have been planned as a part of the project. A solar array system would be installed on the upper roof along with a green roof tray system that would retain nearly 500 gallons of rainwater. Throughout the building high efficiency water heaters and mechanical systems, LED lighting, Energy Star Appliances, programmable thermostats and organic recycling would also be installed.
Designed by DJR Architecture, the exterior of the first floor would be clad in masonry with details that are inspired by the adjacent historic district along with murals commissioned by local artists. The upper floors of the building would be clad in fiber cement paneling, LAP siding and metal paneling.
Plans for 1309 4th Street SE will be presented to the Minneapolis Planning Commission for approval on Tuesday, January 11th.
