A site in the Northeast Arts District is set to be redeveloped into housing, industrial and commercial space.
Located at 1200 Central Avenue NE, the new mixed-use building would stand six-stories tall and include 119 market-rate apartments, 3,000 square feet of light industrial space, 1,800 square feet of commercial space and both indoor and outdoor parking for 92 vehicles.
Today the site that the project would be built at is home to Crown of Minnesota, INC and includes three attached structures and one stand-alone structure. All three would be demolished in order to construct the new building.

Units within the building would include a number of small one-bedroom layouts that average around 510 square feet in size. Larger units, ranging from 700 to 920 square feet in size, would predominantly be located on the sixth floor. Residents of the building would have access to a rooftop amenity space and outdoor deck that would be located on the sixth floor.
A unique element of this project when compared to similar proposed projects throughout the city is that a 3,000 square foot production space (ideally space for a commercial production kitchen) is included on the ground floor along 12th Avenue. You might be asking yourself why a mixed-use building would include production space? Hereโs why.
The site that 1200 Central would be constructed on is zoned โLight Industrialโ per the 2040 plan. That means that any development on the site should include space for โlow impact and technology-based light industrial uses, research and development, and similar uses which produce little or no noise, odor, vibration, glare or other objectionable influences.โ Thatโs why youโre seeing production space within the building.
Optimistic Partners is the Developer behind 1200 Central while Collage Architects is responsible for the design of the project. The exterior of the building would feature a modern industrial design and would be clad in masonry on the first floor while the upper floors would be clad largely in metal paneling with some accents of synthetic wood.
Plans for 1200 Central Avenue NE will be presented to the Minneapolis Planning Commission Committee of the Whole tomorrow, January 16th, for feedback. Construction is anticipated to begin later this year.
