Plans for a mixed-use project located at the corner of E Lake Street and 17th Avenue S have officially been approved.
A five-story building will be constructed on what today is two different parcels of land. In Gauge Engineering and Technology, the Developer behind the project, has stated the building has been designed in a way that is in response to βa need for housing for live-work residents along the east & west Lake Street Corridor.β
In total, the new building will be home to 36 one and two-bedroom apartment units along with 4,755 square feet of ground floor commercial space. Only four parking spaces are included within the development, all of which would be located along a newly vacated alleyway. To the side of the building along 17th Avenue S near the lobby there will also be space for 18 bicycles.

In Gauge Engineering and Technology not only is the Developer, but is also the Designer of the project. The ground floor of the building will include a lobby, office, and community room while the fifth-floor penthouse level will feature a fitness suite complete with gym, yoga room, sauna and tanning bed plus two rooftop decks. One rooftop deck will be located along the fitness suite will the other will be located at the corner of the building and will feature a bar, lounge area and grilling station.
The commercial space within the building will all be located on the ground floor. Three retail spaces will face E Lake Street while two others and an office condo will face 17th Avenue S. The design of the building will feature a step down in height from five-stories to three-stories. The exterior of the project will be clad in storefront glazing, metal panel, and limited concrete/masonry.
