MICRO APARTMENTS PLANNED FOR SITE NEAR DINKYTOWN


A local developer is planning their third project on a block of land located near the heart of Dinkytown.

North Bay Companies is planning a six-story mixed-use building on a site that is located at 1127 4th Street SE. Today the site is home to two small apartment buildings, both of which would be demolished in order for the new building to be constructed.

The new building would include 60 micro apartments and 500 square feet of ground floor commercial space. 15 parking stalls would be located on the ground floor within an enclosed garage that would be accessed from 12th Avenue SE.

Units within the building would include private kitchenettes and bathrooms. Each unit would be fully furnished and would include a murphy bed that can be converted into a couch. Shared amenities would include a bike room, community kitchens, laundry and lounge spaces along with roof decks on level two and five.

The site in which the project is planned is located directly next door to another one of North Bay Companies projects. That project, which is currently under construction at 1121 4th Street SE, will stand five-stories tall and will include 64 apartments and 900 square feet once complete. On the other end of the block North Bay Companies has plans to construct another residential building at 1103 4th Street SE. That building would also stand five-stories tall and would essentially be a mirrored twin of the building planned at 1121 4th Street SE.

DJR Architecture is responsible for the design of the 1127 4th Street SE. The exterior of the building would be clad in corrugated metal, wood look fiber cement, brick and lap siding.

Plans for 1127 4th Street SE went before the Minneapolis Planning Commission Committee of the Whole for feedback at their January 30th meeting. The project is anticipated to go before the Minneapolis Planning Commission for approval later this Spring.
