View fullsize

A new extended stay hotel is planned for the Prospect Park neighborhood.

Developer Jeff Barnhart of Prospect Park Properties is planning on building a six-story, 112 room Home2 Suites by Hilton hotel at 2800 University Avenue. The site is currently home to a two-story office building that was built in the early 1980’s along with a surface parking lot.

THE BRAND

Never heard of Home2 Suites by Hilton? We’ll fill you in.

The Home2 Suites by Hilton brand is made up of affordable and contemporary all-suite extended hotels. The hotels feature a large 4,200 square foot lobby called β€œThe Oasis” that feature communal and individual work zones, a market, a fitness area, wireless printing and complimentary Wi-Fi.

The main competitors to the brand are TownePlace Suites by Marriott and Candlewood Suites Hotels by ING.

The first Home2 Suites by Hilton opened in in 2009 and today there are over 300 locations spread across the United States and Canada. Currently in Minnesota there are five Home2 Suites by Hilton locations with the most recent having opened in Brooklyn Park. Another location is currently under construction in Downtown Minneapolis that will be dual branded with a Tru by Hilton hotel.

THE SITE

Now, if you’re familiar with the site you might have already realized that the proposed Home2 Suites would be directly next door to a Hampton Inn and Suites by Hilton that was constructed a few years ago. That project was developed by the same developer and there are plans to actually connect the two hotels once construction on the Home2 Suites is complete

101 parking spaces on one underground level and one surface level are also planned as a part of the project. The parking would be shared by both hotels.

Tushie Montgomery Architects is responsible for the design of the hotel which will be clad in stucco, brick and metal panels. The building will feature the latest Home2 Suites prototype design which includes their signature glowing rooftop beacon.

THE DEVELOPER

Prospect Park Properties has been quite the active developer in the neighborhood.

As mentioned above they completed the Hampton Inn & Suites next door and a few years back they also completed The Link, a large mixed-use development down the block that includes apartments, retail space and a Fresh Thyme grocery store. They’re currently also developing The Pillars of Prospect Park, a senior living building located next to The Link. Last but not least, last month they also completed work on a residential building just a few blocks away called the Green on Fourth.

Plans for Home2 Suites by Hilton in Prospect Park have already been presented to the Minneapolis Planning Commission Committee of the Whole at their July 25th meeting. Plans are expected to be filed with the City of Minneapolis Planning Commission for approval in the coming weeks.
