A commercial building in the Whittier neighborhood will be demolished in order to make way for apartments.
Developer North Bay Companies is planning to redevelop a single-story commercial building and an adjacent surface parking lot located at 2316 4th Avenue S. In their place a four-story residential building with 72 apartments is planned to be constructed.
Units within the building will include 69 studio and three one-bedroom layouts and will range in size from 355 to 586 square feet. Three units will be on the ground floor of the building with two of them being walkout units located off of 4th Avenue.
Amenities within the building will include a large ground floor lobby, a fitness center and an indoor bike room with space for 34 bikes. 22 enclosed parking spaces will be located on the first floor of the building with access to the parking area provided via an existing alleyway.

Designed by DJR Architecture, the new βUβ shaped building is a modern interpretation of the historic buildings in the surrounding area. Brick, that will be placed in a number of different patterns and colors, will be the primary material used on the faΓ§ade facing 4th Avenue with the secondary facades of the building being clad in ship lap siding.
Plans for 2316 4th Avenue S were approved by the Minneapolis Planning Commission earlier this month. Work on the project is anticipated to begin as soon as later this year.
