A new proposal for a mixed-use project is in the works for a site located at 429 W Lake Street.
North Bay Companies is the developer behind the project which is proposed for what today is currently five different parcels of land at the corner of W Lake Street and Harriet Avenue. The newest proposal not only features more residential units and commercial space than the previous proposal (more on that proposal below), but also features a taller building.
When a proposal was first brought forth for the site in 2017, it included a four-story mixed-use building that would have featured 70 market-rate apartments, 1,200 square feet of ground floor commercial space and 34 indoor parking spaces. The project was to be developed by CPM Companies and was designed by Kass Wilson Architects.
The newest proposal features a building that would stand six-stories tall in height and would include 95 apartments, 2,522 square feet of ground floor commercial space and 58 parking spaces on one at-grade and one-underground level.
Most of the units within the building would be studio layouts, however there would also be four one-bedroom layouts and one one-bedroom plus den layout. Amenities within the project would be located on the ground floor and fifth floor of the building. Parking access to the at-grade level of parking would be located off of Harriet Avenue, access for the underground level would be provided via an alleyway adjacent to the site.
Designed by DJR Architecture, the building would stand six-stories tall along W Lake Street and then would step down to four-stories in height as the building travels towards the back of the site along Harriet Avenue. The exterior of the building would be clad in brick, metal panel, 5/8 fiber cement and fiber cement lap siding.
429 W Lake Street is planned in an area where a number of other mixed-use projects are currently in the works. Directly across the street, Lupe Development Partners is currently planning three different projects on three continuous blocks worth of space. The first project, Lake Street Dwelling, is currently under construction and when complete will include affordable housing, ground floor commercial space and indoor parking.
Plans for 429 W Lake Street were presented to the Minneapolis Planning Commission Committee of the Whole for feedback in early December. Plans will still need to go before the Minneapolis Planning Commission for approval later this year.
Construction on 429 W Lake Street could begin as soon as fall 2020.
