Construction To Begin Next Month On New Residential Project


136 apartments will soon be under construction just steps from Harriet Island Park.

Reuter Walton Development will begin construction next month on a new seven-story apartment building located on what currently is a vacant site at 84 W Water Street. The site has been vacant since 2010 when a small building was demolished leaving only a surface parking lot.

Plans for the new residential building show that it will stand seven-stories tall (74’ 6”) and will include 136 market rate apartments once complete. Two levels of parking would be provided above ground that in total would include 104 stalls. The reason that the project does not include any underground parking is due to the water table in the area which is only seven feet below the planned building.

Residential units within the project will be located on levels three through seven. Unit sizes will include a mix of studios, one-bedroom, one-bedroom plus den, and two-bedroom units. Residents of the building will have access to an outdoor amenity deck on level three that will include a pool along with an amenity room and amenity deck on level seven.


DJR Architecture designed the project which will feature a long and narrow building that takes up essentially the entire footprint of the site. The exterior of the project will be clad in brick and glass on the lower two levels and fiber cement panels and metal panel siding on the upper levels.

The area in which the new residential building will be constructed is directly across West Water Street from Harriet Island Park. While Reuter Walton’s new residential building will be one of the first of its kind in the area, it’s not expected to be the last. The city of St. Paul is hoping that the area over the next few years becomes filled with mixed-use projects that contribute to a dense and active urban area.

Construction on 84 W Water Street is anticipated to be complete in late 2020.
