ANOTHER FIVE-STORY PROJECT PLANNED FOR KINGFIELD NEIGHBORHOOD

Plans are in the works to replace a well-known local restaurant with a five-story residential building.

Located at 4207 Nicollet Avenue in the Kingfield neighborhood, the new building would require the demolition of Curran’s Family Restaurant, an institution that has been in business for over 70 years. The new building would be developed by LJG Investments, LLC. and include 82 apartments and 36 enclosed parking spaces.

Apartments within the building would be both market-rate and affordable and would range in size featuring studio, one-bedroom, two-bedroom and three-bedroom layouts. Amenities within the project would include a large lobby, club room, a fitness center, dog wash area and a rooftop patio area.

Access to the single level of underground, enclosed parking would be provided via an existing alleyway. The building would only include 36 parking spaces versus the 82 that would typically be required. The 50% reduction in parking is allowed due to the proximity of the site to public transit options. The developer will still need to apply for a variance as they plan to provide five spaces less than the minimum.

Tushie Montgomery Architects is responsible for the design of the building which will be clad in brick, glass, fiber cement lap and metal panels. While there will not be retail space within the project, the location of the clubroom and outdoor patio have been proposed at the corner of Nicollet and 42nd in order to provide an active use to the corner. Walk-up units have also been proposed along the west and south sides of the building.

Last week we posted about another project within the Kingfield neighborhood that will become the neighborhood’s first five-story building. The increase in height has been made possible due to changes that the 2040 Plan introduced. 4207 Nicollet Avenue would be the second building within the neighborhood to rise to five-stories.

Plans for 4207 Nicollet Avenue will be presented to the Minneapolis Planning Commission Committee of the Whole for feedback at their meeting on Thursday, July 23rd at 4:30pm.
