An affordable multi-family housing development is planned for the Lyndale neighborhood.
Non-profit developer, Alliance Housing, Inc, is planning a new six-story building that will be constructed on what today is a vacant site at the corner of Nicollet Avenue and 33rd Street E.
The new building, which is anticipated to cost just over $15 million to develop, will include 65 affordable apartments along with 10 parking stalls that will be located within an enclosed garage on the ground level. Access to the parking area will be provided via an existing alleyway.
Units within the building will include 50 studio and 14 one-bedroom layouts with the units being targeted to households that make between $12 and $15 an hour. Residents within the building will have access to multiple amenities including a community room, meeting room (that will also be available to the neighborhood), laundry room and an indoor bike storage area. Residents and community members will have also have access to an outdoor patio area located at the front of the building along Nicollet Avenue.
Designed by Paul Gates Architect, the new building will be clad in brick, metal panel and fiber cement panel. The General Contractor that will construct the project will be St. Paul-based Frerichs Construction.
3301 Nicollet Avenue is anticipated to begin construction in fall 2021 with a completion anticipated in fall 2022.
