Three local Developers will join together to construct over 200 units of affordable housing in the Hiawatha neighborhood.
Snelling Yards will be constructed on a large plot of land along Snelling Avenue located between E 44th Street and E 45th Street. Today the site is home to a few single-story commercial buildings that act as storage facilities for the Minneapolis Public Works Department.
Developers Ecumen, The Wall Companies and Lupe Development Partners plan to construct two buildings in two different phases as a part of the redevelopment of the site.

The first building, Snelling Yards South, will stand four-stories tall and be constructed on the southern end of the site at the corner of E 45th Street and Snelling Avenue. The building will include 100 units of affordable senior housing that will range in size and feature studio, one-bedroom and two-bedroom layouts. Amenities within the building will include a fitness center, community room and bike room.
The second building, Snelling Yards North, will be constructed on the northern end of the site and will stand 5-stories tall and include 110 units of workforce affordable housing. Units within the building will feature studio, one-bedroom and two-bedroom layouts. Amenities within the building will include a community room, business center, fitness center and bike room.
Outdoor amenities will be shared by both buildings. A large entry promenade will be located along Snelling Avenue that will lead to the workforce affordable housing building and also the parking areas. Elsewhere on the site there will be raised rain gardens, a courtyard food garden and multiple outdoor patios. A 5,000 square foot community engagement garden will be constructed along E 45th Street towards Hiawatha Avenue. The project will also include a public connection to a future greenway that is proposed to run along the project site.

134 parking spaces will be located at the back of the two buildings on a surface parking lot. No underground parking is currently planned as a part of the development.
Pope Architects is the team responsible for the design of Snelling Yards. Both buildings will be clad in metal paneling, cement board, burnished CMU and glass. Each building will also include a solar array on the roof.
Plans for Snelling Yards were approved by the Minneapolis Planning Commission earlier this month. Construction on the project is anticipated to begin in Spring 2021.
