A 12-story mixed-use project is planned for a site within the Marcy-Holmes neighborhood just blocks from the heart of Dinkytown.
The project, which would be constructed on a 1.2-acre site located at 801 SE 15th Avenue, would require the demolition of two buildings, one of which is home to Wilderness Inquiry. The new building would include 266 apartment units, 2,500 square feet of ground floor retail space and 193 enclosed parking spaces.
Chicago-based UP Campus Properties and Rhode Island-based Gilbane Development Company are the Developers behind the new mixed-use project. The project would be both companies first development project within the Twin Cities.
Units within the building would be fully furnished and would include one, two, three, four and five-bedroom layouts. Six walk-up apartment units would be located along 8th Street Southeast while the retail space and lobby of the building would be located at the corner of SE 15th Avenue and SE 8th Avenue. Another lobby would also be located on the corner of SE 8th Street and 14th Avenue SE.
Amenities in the building would be plentiful.
The first floor of the building would feature two lobbies, the retail space and parking as mentioned above. It would also feature six walk-up units, a bike lounge and two massive bike storage rooms. Level two of the building would feature enclosed parking, the second levels of the walk-up units, three apartment units and a large fitness center.
Level three is where the amenities start get quite numerous.
The third level would feature a clubroom, sunroom, amenity room, restrooms, and not one, but three outdoor plazas. The first would feature a number of lounge areas with βfire tablesβ, a hot tub complete with a waterfall feature, trellisβ with hammocks and more. The second outdoor area would feature a large turf area with lounge furniture, multiple lounge areas with fire tables and an outdoor ping pong table. The last lounge area which would be located off of the sunroom would feature grills, a dining area, fire tables and additional lounge areas.
Minneapolis-based Cuningham Group is responsible for the design of the project. The building would feature a modern design with nods to Minnesota throughout. The exterior of the building would be clad in premium fiber cement, fiber cement, multiple types of metal paneling and brick. The project fits in perfectly with Minneapolisβ 2040 Plan vision for the site which recommends a mixed-use building between 4 and 15 stories tall.
If plans for 801 SE 15th Avenue are approved later this year, work likely would begin in spring 2021 with an anticipated completion in fall 2022.
Plans for 801 SE 15th Avenue will go before the Minneapolis Planning Commission Committee of the Whole for feedback this Thursday, May 14th at 4:30pm.
